There are several proposals as part of the South of M4 SDL for Shinfield, these have been designed in unison so as to ensure a coherent and comprehensive approach to development. 

Shinfield West

The Shinfield scheme forms a part of the first phase of the Consortium’s proposals for development in the South of M4 Strategic Development Location (SDL), identified in Wokingham Borough Council’s Core Strategy.

Shinfield West has outline planning permission (O/2010/1432) for:

• 1,350 homes including 150 specialist homes (for older residents, sheltered housing and other specialist housing);
• A new primary school; 
• Suitable Alternative Natural Greenspace (SANG); 
• Public open space on land west of Shinfield;
• A new village centre, which will include a new supermarket, retail shops and community centre.

Cutbush Lane

The site at Cutbush Lane lies in a pocket of open land south of the M4 and to the north eastern edge of the village of Shinfield.

The scheme offers an opportunity to create a quality small scale village extension that is adjacent to a David Wilson Homes development completed in the late 2000s. Bellway Homes was granted planning permission for up to 126 homes including public open space, children’s play areas, accesses to Cutbush Lane and the Shinfield Eastern Relief Road, landscaping, ecological buffer zone, ground modelling, sustainable drainage and associated infrastructure.The homes range from one and two bedroom apartments to five bedroom houses. Most of the homes are 2 storey, though a number of 2.5 storey units have been reserved for key focal spaces such as the gateway buildings at both entrances to the site.
